Meeting Notice Jefferson County Regional Planning Commission February 29, 2024.
Agenda New Business
- Preliminary plat approval for 39 lots off Laura Boling Loop/Barber Road.
- This development will add 39 more lots/doublewide dwellings on a very sub-standard road with no infrastructure in place to support the development. The site is also outside the growth boundaries rules that are a part of the commission commitment to keep high density developments within growth boundaries of municipalities. This is still a problem even though lots are one acre which is allowed in A-1
- This entry is for approval of two commercial buildings on E. Hwy. 25/70
- Site Plan review for an Industrial building to be constructed at Bruner Road & Highway 11E. Strawberry Plains
- This Industrial building is to be built on recently rezoned property. The two-acre property was recently declared Industrial even though it is surrounded by A-1 farmland. Other nearby properties are residential. This is an example of spot zoning, which is against present county zoning policy. This action makes zoning for Industrial possible along 11E in Strawberry Plains.
- Discussion of “Rock Quarry”
- This issue will be appealed in March at the BZA by Piedmont residents who say that their community has been assaulted by a mining operation that produces noise, fugitive dust, blasting, unsafe entry and exit on HWY. 25/70. This operation has been allowed to develop over the last two years on land that is zoned A-1 (agricultural. forestry).
- Discussion of Land Use Plan/ Possible Rezoning of Jefferson County
- This item has been on every agenda for over two years without any action. Zoning officials assert that they cannot act because they are waiting on” updated maps”.
- If the present seven-member zoning board is unable or unwilling to take action to serve the zoning needs of Jefferson Countians, it is time for those in charge to take decisive action. The mayor has the power to appoint members of the zoning board. The commission approves appointments. It is time for a change on the Jefferson County Zoning Board. The future of Jefferson County depends upon it.
